Welcome to Holidays 2 Rent. Our aim is to find you your idyllic holiday home at the best possible price with ease through our simple to use website.

The following information is to give you the holidaymaker some useful tips on how to use our website and answer some of the most frequently asked questions.


Using the Website

 

Who advertises on the site?
For us to give you the maximum choice possible we allow private owners and agents to advertise with us. However for your information the advertised property is clearly marked Owner or Agent.


How do I search for a property?
You can search for a property in various ways, for example:-
Geographically by location, by choosing the continent, country, region or town that you are interested in.
By the dates that you are interested in.
By the group size.
By the number of bedrooms.
Advanced search for example, beach or city break.
Last Minute Deals.
By entering the ID number of the property you are interested in.


How do I know if the property is available for booking?
To check to see if a property is available for booking, simply click on the Availability Calendar within the property advert. Any dates that are available are marked in green, those in red are booked and those in grey have not been confirmed by the owner or agent. It is also a good idea to check when the calendar was last updated and also confirm the dates are available direct with the owner before making any travel arrangements.


Booking and Paying


How do I make contact with the owner or agent?
Once you have found your ideal holiday home you can contact the owner by clicking on Contact  within the property advert. Here you will find the owner’s name, telephone number, mobile number or fax number if you decide you wish to contact them using this method. Alternatively you can contact them via email using the Owner Contact Form by simply completing the required information.

What happens if the owner does not reply?

We always urge our advertisers to respond promptly to any enquiries that they receive. However if you have not received a response within 2-5 days we recommend you send a second email and also double check that you have entered your correct email address. We would also advise that you give them a telephone call using the number(s) that can be found within the owner’s contact details. If you still cannot contact them, you can email us on This e-mail address is being protected from spam bots, you need JavaScript enabled to view it  where we will try to contact the owner on your behalf. If you still do not have a response we would suggest that you find an alternative property that has a more responsive owner.

How can I make a booking and pay?

You must agree your dates and any terms and conditions direct with the owner or agent. Most agents will have a standard rental agreement/ contract and payment schedule. If you are booking direct with the owner there are usually no standard forms or procedures. You will normally be asked to pay a booking/ reservation deposit between 10 - 50% of the total rent which was agreed at the time of confirming the booking, with the remaining balance to be paid approximately 8 weeks before your arrival date. Sometimes the remaining balance is paid on arrival before the handover of the keys. Payment is normally made by cheque or bank transfer. Make sure you get written confirmation of the booking dates, payment schedule and any terms and conditions (such as cancellation charges, metered electricity charges or cleaning charges).

Why do I have to pay a security deposit?
Most owners or agents will ask for a security deposit in case of any breakages, loss of keys or any unexpected costs they may incur. The deposit should be refunded at the end if your stay minus any costs or damages that may have occurred. The amount of money required for the security deposit should be agreed as part of the written confirmation of the booking terms and conditions. The security deposit is usually paid on arrival prior to the handover of the keys to the property.

What happens if I want to cancel my booking?

If for any reason you have to cancel your booking you will need to contact the owner or agent directly as soon as possible. The cancellation charge if any will have been agreed as part of your booking terms and conditions.

How do I know if the property/ owner are legitimate?
If you have any doubt, contact the owner by telephone and judge for yourself what he or she is really like.
Ask the owner for any references from previous clients by getting their telephone numbers and email addresses.
Remember to always choose a secure payment option such as PayPal or other similar methods. Never pay for the property through untraceable methods such as cash. Always make sure the payment is going to the owner or reputable agent, be very suspicious if you are asked to pay money to a third party.

About Your Holiday

What happens on arrival?
Make sure that you get full directions and contact numbers prior to travelling. It is also good practice to email or call them in advance of your arrival to confirm that any arrangements or requests that you have made are in place. Dependant on your agreement it is usual for the owner or agent to meet you at the property at an agreed time. It is also good practice to call the owner in advance if you are delayed on your journey.

What happens if there is a problem at the property?

If you arrive at the property and you have a problem it is best to mention it immediately to the owner or agent so if can be rectified. If you discover a problem after they have left or during your stay, contact them using the telephone number(s) they have been given in case of any emergencies. It is always better to get the problem rectified than suffer with it throughout the stay of your holiday.

What happens on departure?
A set departure time should have been agreed a part of your booking terms and conditions. On departure the owner or agent will usually meet you at the property to take back the keys and refund your security deposit minus any damages or unexpected costs that may have occurred during your stay.

Advertising with Holidays 2 Rent

Why should I advertise on the Holidays 2 Rent?
Holidays 2 Rent provides homeowners and agents with an extremely effective marketing tool to increase their holiday rental income from their property. Our website will expose your property advertisement to a worldwide audience on the internet at a very reasonable cost compared to expensive advertising in newspapers or magazines which generally have a limited target audience. Most of our advertisers are private owners who generally let out their property for most, if not all of the year. Homeowners receive booking enquiries via our site either by email, telephone or fax.

What type of advertisement does Holidays 2 Rent provide to advertisers?

You get a full colour page advertisement for your property, together with up to 20 colour photos, availability calendar, contact form, contact details and a property location map. Advertisers are also provided with their owner user account to which they have a unique username and password. You can logon to you account and choose to either change your details, update your availability calendar, add/ replace photos, add properties or activate your advert and pay 24 hours a day, 365 days a week.
All properties are added to our website search facilities which allows holidaymakers to browse and find homes to rent via our website or directly to their advert through search engines such as google.

How much does it cost to advertise?

How do I pay and is it secure?

You can pay by credit or debit card via our secure online PayPal payment system. PayPal is used by millions of people worldwide as a safe, secure and trusted way to pay online. Holidays 2 Rent does not store or keep any records of your credit card details.

Payment by Spanish Credit or Debit Cards
Please note if you are paying by a Spanish credit or debit card the payment text will appear in Spanish. It is therefoe recommended for you to create a Paypal account first and then register you credit or debit card. This will then allow you to complete your transaction payment in English. How do I place my advertisement?

Adding Photos

Can I advertise without photos?

Unfortunately not, as photos are such and important part of your advertisement know one would be interested in looking or booking a property without them.

In what format should my photos be to achieve the best results?

The photos on your computer should be in normal JPEG format and ideally resized to 800 x 600 pixels before uploading. If they are in this format they will upload very quickly. If they are not resized don’t worry because the website will automatically do it for you.

Can I change or add more photos to my advert after it has activated?
Yes, you can logon on to your account at any time to add or replace more photos.

What is the best way to display my photos?
Take a good look at the photos you are using. Are they really doing your property justice? It is good practice to have a good mixture of internal and external photos of your property which are bright and well lit. Remember your photos should be showing off the key points to your property. It is also good to have a few scenic shots of nearby attractions for example, the beach, town, golf course or swimming pool etc. Look at what your target audience is, and sell them the benefits of the property you are offering. Try to imagine yourself as the holidaymaker and what you would be looking for in a property.
Managing your Advert

Can I make changes to my advert after it has been activated?
Yes, when you register you are given your own username and password. With these details you can logon to you account and choose to either change your details, update your availability calendar, add/ replace photos, add properties or activate your advert and pay 24 hours a day, 365 days a week.

How can I give my property extra exposure?

Please go to the Price Plan section under the Advertisers Menu to find out what extra premium advertising services we offer and their price plans.

How can I improve the performance of my advert?


Useful Information
We would advise that you include as much useful information about your property and the surrounding area as possible. If your are near a golf course or beach then mention this fact as this may be a key priority for someone looking to book a holiday home. People searching for these activities are more likely to be given a link to your page from the search engines we are registered with. The more words in your advertisement page the more content that gets registered with the search engines for your page. Remember to include all the words and phrases that you think potential visitors to your property will search for on the web.

Key Objectives
Remember the key objective of your advertisement page is to sell your property to potential holidaymakers – do not forget to mention any important attractions or features of your home.

First Impressions
Always use the ‘Advert Title and Listing Text’ fields to their full potential when you are completing your advertisement page.
This field is shown to potential holidaymakers on the search results pages when they are deciding which property to look at in more detail. Remember first impressions count!

Pricing Your Property
Take a look at other similar properties on our website. It is better to be competitively priced and fully booked than expensive with no bookings.

Give Detailed Information
Do you provide valuable information to your visitors?
This is your one chance to attract a potential client. Give detailed information for example, varied pricing throughout the calendar year, the facilities your property and the surrounding area offers, directions on how to get there including any cheap flight airlines. If you fail to mention something, is your potential client going to email you for this information or are they going to look at another property that tells them everything they need to know?

The Location of Your Property
It is vitally important to have your property listed in the most appropriate well known town to attract traffic from the search engines we are registered with. Take a look at the ‘Search by destination’ page to see how other advertisers in a similar location have listed their property. If potential holidaymakers don’t know the name of your town of where it is located are they likely to view or book your property? If your property is located on the outskirts of a far more popular well known town it would advisable to list it under this location. 
Troubleshooting

Why can’t I log in?
If you are experiencing problems logging on to your account it could be that you have set your browser not to accept cookies. On your browser click on Tools, Internet Options, then click on the Privacy tab. Now click on the “Edit” button where it says “Address of website” type www.holidays2rent.com and then click the “Allow” button. This will let your browser accept cookies from our site only. Please note you will need to then close your browser completely and open a new one for these changes to come into effect.
